Retail Attraction Strategy - Enterprise Madawaska, Edmundston NB – TER was retained by the local economic development agency Entreprise Madawaska to determine the retail opportunities for their community. This project involved conducting local empirical market research used in the development and implementation of an economic development strategy and marketing portfolio for the attraction of national chain retailers to this community.
Downtown Revitalization Program Project, Ontario East Economic Commission and the Ministry of Municipal Affairs – TER was a member of a consulting team working with five municipalities in Eastern Ontario regarding downtown retail revitalization programs. These municipalities included the Town of Picton, Town of Deep River, City of Peterborough, Town of Smiths Falls and the City of Pembroke. This project focused on developing downtown revitalization best practices based on economic and demographic indicators.
The Bauer Buildings Redevelopment Project – Uptown Core, City of Waterloo –TER was retained by a private developer to assess the market demand and impact implications for retail uses within the mixed use redevelopment of the historic “Bauer Buildings” in south Waterloo. This project is currently under development.
Shopping Centre Market Positioning and Expansion – GTA – TER was retained to provide strategic advice to a shopping centre owner on how to increase the centre’s future market share. This assignment included examining the current market positioning of the centre, including the tenant mix, lease rates and customer draw and then providing recommendations so the centre could maximize its capture of market share. A highest and best use analysis was also conducted for an underutilized parcel on the site.
Ethnic Shopping Centre Market Positioning – GTA – TER was retained to provide strategic advice on the future market positioning of an East Asian mall in Mississauga. This assignment included examining the current and projected future demand for Asian themed shopping centres in Mississauga, and whether the owner should consider broadening the tenant mix to accommodate non-ethnic retailers. As part of this assignment, TER assessed the success factors behind successful ethnic malls in the Greater Toronto Area and whether these factors could be duplicated at our clients centre.
Official Plan Amendment – Various Municipalities – TER has been retained to conduct market demand and impact studies in numerous municipalities across Ontario. Typically, these studies are required when an Official Plan and/or Zoning By-Law Amendment is requested as part of a new retail development. As part of this process, TER examines the impact assessment requirements within the municipalities’ Official Plan and ensures that our study complies with this requirement.
